Are you looking for a property in Italy to buy as a vacation or holiday home? Or are you interested in making a more permanent move here? Or perhaps you have thought about a business opportunity – such as running a Bed & Breakfast or guest house?
Whatever your dream is, we will help you to achieve it!
The process to designing your own Dolce Vita begins with establishing exactly what it is that you are looking for, if you are not sure then we can advise you – after buying and restoring our own Italian home and helping numerous clients do just the same, you are in safe and knowledgable hands.
Read on to see how we assist you throughout every step of the process – to searching for, viewing, buying and restoring your own dream Italian home.
We have sourced properties for a number of clients so we know what questions to ask you to determine which locations and types of homes will best suit you.
D&G Design have a wide network of reliable real estate agents, brokers and private sellers to assist in finding the home of your dreams, so once we have established exactly the type of property that suits you, we will source a selection that meet your needs, ensuring that you do not have to navigate a home search from another country – we do it for you and suggest properties that suit you.
We will visit 3 homes within a specified area that match your requirements, taking photos and video footage where necessary, and provide you with detailed information on the property as well as our own advice on the property’s value, how much renovation or restoration work is needed, and also (where required) have the houses assessed by a civil engineer who will give us information on the structural aspects of the property.
Now the fun part begins! Should you like what we’ve found for you and wish to proceed, we will make appointments with the property owners for you to come to Le Marche and view the houses.
For a small deposit (refundable should you buy one of our chosen properties), we will accompany you during these viewings and give you plenty of time to explore the local area to ensure that this is the right place for your new home. We will also suggest apartments for you to stay in during your visit and recommend car hire agents, giving you directions to each of the properties or take you to them ourselves, so that the only thing you have to take care of is what to pack for your trip! We can’t come and pack your bags for you (sorry), but we can arrange everything else!
House viewings in Italy are a pleasure – unlike the UK and in other countries, homes here are usually on sale for a long period of time, ensuring that a viewing can be taken at a leisurely pace and properties can be visited multiple times. There is certainly no pressure or need to make an offer immediately, and it is highly unusual to have multiple offers on the same property.
It is said that buying a house is one of the most stressful things a person can do, but not in Italy! We can take as much time as you need during viewings, the environment is relaxed and there is no pressure or fear of losing out if you do not make an offer on the spot!
We have helped numerous clients navigate the red tape involved in buying a house in Italy. Contrary to what you may have read or heard, it’s a surprisingly straight forward process and generally the timeline can be 2 – 3 months from the day you make an offer on a property.
We have been there and done it with buying our own home – so benefit from our expertise and experience as we assist you every step of the way, lining up trusted notaries, lawyers and structural engineers who will provide all of the necessary information on costs, the process, and taxes and fees involved.
We will also help you obtain an Italian social insurance number, bank account, and set up utility services, ensuring that this is a smooth process and you will be well on your journey to becoming an Italian home owner.
With over 20 years experience in restoring period and modern homes, you are in safe hands. D&G Design work with only trusted and skilled local tradespeople to carry out larger structural aspects of a restoration project. As hands-on restorers, we do much of the work ourselves.
We know it isn’t easy to oversee a project from another country, so we are on site every day, ensuring that all of the required works are being done to perfection, keeping you updated with photos, videos, phonecalls and emails.
We are your eyes and ears at your new home, providing you with detailed information on your restoration project, and working hard to ensure that all works are being carried out correctly and within an allocated time frame.
